WOF For ALL Properties – Not Just Rentals

wofIt’s topical right now to debate the coldness of our homes. Winter has set in and our homes are naturally colder especially the homes that lack insulation and heating.

However are they any colder or damper now than they were a decade or two ago? It’s doubtful – think global warming plus all new homes are insulated and well over two hundred thousand homes took up the Government Healthy Homes programme between 2009 and 2013.

What has really changed over the last couple of decades is the ownership of property. There are less owner occupiers today. Latest recent commentary suggests half of our homes are owner occupied with the other half now being rental properties.

With a shift of ownership to landlords the timing appears right to talk up a Warrant of Fitness for our homes, but not all homes – just those owned by landlords. Clearly this suggests the healthiness of New Zealand homes is only an issue Landlords need concern themselves with. Owner occupiers can continue to have cold damp environs for their families. Does it seem right to you?

The Government needs to genuinely care about the state of all New Zealand homes and apply their Warrant of Fitness to all properties not just the rentals.

Landlords will happily comply with a WOF and inevitably the costs of doing so will be passed to their tenants in rent increases.
